Our Access Statement
Introduction
We aim to cater for the requirements of all visitors in our home based three bedroom bed and breakfast. The following statement is a summary of our provision. If you have any specific questions, please feel free to call us and we will endeavour to help.
Pre-arrival
- The main train station at Petersfield is 10 minutes away by car.
- There is a local taxi service that has accessible taxis if required. We can make a booking for you.
- Menus / Tariffs can be provided in large print if required.

On arrival
- On arrival to the property, you will see that the drive splits into two. Please DO NOT come up to the house. Please continue straight on where you will find a large gravel area with ample space for parking.
- The surface is level and flat with a tarmac path leading to the house.
- We can assist guests with luggage.
- The village with local shop and garage are both only 2 to 3 minutes drive in the car.
- There are 2 good pubs both of which serve food only 2 to 3 minutes drive in the car
Main Entrance and Reception
- The porch has one step 6ins.high with a small threshold plate into the hall.
- There is a knocker on the front of the door. There is no bell
- The door is 32 wide.
- On entry to the house, there is a large dining hall where seating is available
- The house is carpeted throughout
Public Areas General (Internal)
- All corridors are wide with good access. They have good colour contrast and are well lit
- The lounge / breakfast room is on the ground floor
- There are thirteen stairs to the first floor with a good sturdy banister on the right hand side
- The stairs are 28wide, 8 high, 10deep.
Public areas WC
- All bedrooms have either en suite or private facilities there is no public WC available.
Lounge / dining room
- Breakfast is served in the guest lounge on the ground floor. There are no steps.
- We have two round dining tables with central legs. Both have adequate underspace. Chairs have no arms, but chairs with arms can be supplied on request.
- Menus can be supplied in large print on request.
- We do not play background music of any sort at Quinhay Farmhouse.
- There is access to the terrace with one step down. 6high.
- There are two comfortable sofas both with seats 16 high. There is one firm upright, wingback chair which has a seat 18 high.
Laundry
- There is no laundry service as such, but we would be happy to put a small load through our domestic washing machine. A small charge would be made for this of £5.00.
Shop
- There is no shop.
Leisure Facilities
- Not available.
Bedrooms
There are 3 bedrooms one double bedroom with en suite facilities, one with twin beds and a private bathroom and one single bedroom with a private bathroom.
Double bedroom.
- The doorway is 32 wide. There is an archway into the bathroom 36 wide. A curtain is provided for privacy.
- The bed is 24 high.
- There is at least 30 around the bed.
- Television is provided with remote control.
- Two upright chairs are provided no arms.
- A small desk is provided.
- Internet access is available, with guest providing their own computer.
- Hospitality tray with kettle, is on a table 18 high.
- There is free floor space clear of the door of 3 metres x 1.5 metres.
- The shower cubicle has a step of 6 with a grab rail on the left hand wall.
- The bath is 22 high. There are handles on both sides. A non slip bathmat is available on request.
- The toilet has a left side transfer. There is a grab rail to the left of the toilet.
Bathroom.
Twin Bedroom
- The door is 32 wide.
- Both beds are 24 high.
- There is access of 60 around the beds.
- There is television and DVD player, both with remote control.
- A low tub chair is provided, but a more upright chair is available on request.
- A small desk is provided with an arm chair.
- Internet access is available, with guest providing their own computer.
- Hospitality tray with kettle, is on a table 18 high.
- Exclusively for the use of guests in the twin bedroom.
- There is free floor space of 2 metre x 1 metre.
- he shower cubicle has a step of 6 with a grab rail on the left hand wall.
- The bath is 23 high with handles on both sides. There is non slip bath mat available on request.
Private bathroom.
Single Bedroom

Grounds and Garden
We have a large garden and guests are free to wander where they want.
- There is a large table and six chairs on the terrace outside the lounge for guest use.
- We own fields behind the property across which runs a public footpath so guests are able to walk to the pub should they so wish. Please ask for the key to the field as the gate is kept locked because of livestock.
Additional information.
- Guide dogs are welcome, but sorry no other dogs as we have three resident cats.
- Mobile phone reception is generally not very good. Vodaphone is better than Orange.
- Should there be any need for evacuation, the instructions are in all bedrooms, and both the front and back of the house can be used.
- We are a non smoking establishment, but guests are welcome to smoke in the garden. Please ask for an ashtray.
- There is a small fridge on the landing with fresh milk. Larger items can be placed in the kitchen fridge on request.
